In 2012, after nearly two decades in real estate, our founder Scott Brady noticed major problems in the property management industry—issues that still frustrate rental property owners today. Hidden fees, poor communication, and a lack of accountability are the norm, and owners are constantly left feeling like their biggest asset is in the hands of a company that cares more about collecting fees than delivering results.
He knew there had to be a better way, and Progressive Property Management was born. The goal was clear: to build a property management company that treated rental properties like their own homes—one that provided fair, transparent pricing and, most importantly, delivered results.
A Pricing Model That Puts Owners First
One of the biggest problems we saw in the industry was the traditional percentage-based pricing model. Why should an owner of a higher-value home pay more in management fees when the work required is the same? It doesn’t make sense.
That’s why we created our hybrid pricing model—a low, flat monthly fee combined with a small percentage of rent collected. There are no hidden costs or nickel-and-diming—just simple, transparent pricing that ensures owners keep more of their rental income.
Performance Guarantees—Because Property Managers Should Be Held Accountable
We’ve talked to many property owners who feel stuck with lousy property managers. They feel ignored, overcharged, and undervalued, yet they’re locked into long-term contracts with no way out. That’s not how we do things at Progressive.
We back everything we do with eight performance guarantees, including:
- Better Tenant Guarantee – If a tenant we place breaks their lease within the first year, we’ll replace them at no cost to you.
- Payment Guarantee – If your property is vacant, we don’t collect a management fee. Period.
- Response Guarantee – If we don’t return your call or email within 24 hours, your next month’s management fee is on us.
- Service Guarantee – If we don’t send your monthly proceeds within five days of receiving rent funds, we waive that month’s management fee.
- Fee Guarantee – If you find a lower hybrid management fee elsewhere, we’ll match it.
- Satisfaction Guarantee – If you’re unhappy with our service, you can cancel your contract at any time with a 60-day notice.
- Happiness Guarantee – If you’re still unsatisfied after six months, you can cancel your contract and receive a refund of half the management fees paid.
- Rental Guarantee – If we don’t secure a qualified tenant within 21 days of marketing, we waive your first month’s management fee.
We believe that if we fail to do our job, you shouldn’t have to pay for it. That’s what accountability should look like in property management.
